Description :

This property is a dream come true for those searching for the ranch lifestyle and self sustainment. This is the first time it has been on the market by the original owners who have kept the residence and property immaculate.

They have raised cows, horses, pigs, chickens, ducks and turkeys. The 32 acres has produced an average of 60 tons of hay in the past. The three garden areas yield lots of vegetable and berry produce in moist nutrient filled soil. The cleared fenced and cross fenced pasture land has a pond in each section to keep the stock watered and just the right amount of trees to provide shade. The chicken coop has a perimeter and overhead fenced run, is wired and has water from a hydrant and there is also a duck and turkey pen with pond water.

The 56 x 36 ft barn has a separate heated tack room, three box stalls, enclosed toy box or loafing barn area, overhead hay storage, sliding back doors, fly shelter, power and hydrant at the rear.

The 72 x 34 ft garage/workshop has a 12.5 ft ceiling, cement floor with 6” deep rebar, wood burning stove, baseboard heaters and air compressor. The 50 x 40 ft shed is an open concept with separate meat cutting room that is insulated and wired for a deep freezer.

The 1,920 ft2 warm and cozy residence has 2 bedrooms and 2 bathrooms, a huge farm style kitchen and a new addition solarium with pine walls and ceiling, a fir floor and an amazing number of windows letting in the light and keeping out the bugs. There are cedar walls in the dining room and a custom cedar portable wood box to stock a wood burning central stove. The kitchen cabinetry is custom made birch and there are custom window shelves as well.

There is an outside wooden deck with entry into the kitchen and the front entrance brings one directly into the mud room/laundry with lots of storage room and opportunity to renovate as desired.

The property has a security system which beeps when a vehicle enters the driveway and there is a gate across the entry with padlock. Little waterfowl Webb Lake access is across the street and Machete Lake, which can provide 2 lbs. rainbow trout and possibly Kokanee, is 16 km further down from Highway 24 along Machete Lake Road.
