Description :

This is an amazing and affordable opportunity to downsize your living situation without giving up comfort or convenience. Located in the cowboy town of Clinton, BC, this property possesses two independent, stunning residences. The property is located at the end of a dead end road enhancing the properties privacy. The driveway/entrance to the property is located on the north side of the property and the driveway descends very gradually towards the wood shed and two residences.

Despite the presence of two homes on the property, each home is situated in such a manner as to ensure the privacy of the occupants of the individual homes. The primary residence occupies the eastern side of the property while the secondary residence occupies the northwest portion of the property. You can live in comfort knowing that you are completely secluded from the other residence despite their proximity.

The property features substantial yard space with the backyard being completely fenced. This makes it an ideal area to allow children, or small pets to run around and play in the summer sun. At the front of the primary house there is additional green space along with a fire pit serving as a gathering place and an opportunity to host bonfires during cool summer evenings. In the front yard there is also a wood/storage shed capable of housing enough wood to keep both homes warm throughout the winter.

The main house has two wonderful outdoor gathering spaces. If the weather is hot, the covered front patio area provides a shaded area to escape the heat. If you are in search of sunshine or are hosting a BBQ the back sun deck, off the kitchen, serves as the perfect gathering place.

The yard is wonderfully landscaped with lilacs, fruit trees, flowers and plenty of lawn space for children to run around. There is a greenhouse in the backyard and numerous elevated garden plots where you may grow flowers or vegetables. Two enormous coniferous trees serve as sentinels on the northern boundary of the property adding to the properties mystique.

Main House
The main residence boasts 850 ft² with a highly functional design to help maximize the living area and creature comfort. There is a small boot/coat area, as you enter the house through the side door. From here, you ascend several steps into the kitchen, which features a stove, sink, microwave, fridge and plenty of cabinet/counter space. There is a large south facing window gazing out on the porch and mountain peaks beyond.

The kitchen opens into the living room, which serves as the focal point of the house. This is the space where friends and family will gather to conversate and enjoy each other’s company next to the roar of the fire. The wood fire place emanates heat throughout the living room and the floor to ceiling, south facing window showers the room with light. This is the ideal place to watch the big game, play cards or entertain guests.

From the living room, you may access the hallway, which ties the two spacious bedrooms and full bathroom together. Both bedrooms have windows and closet space. There is a linen closet in the main hallway.

In the basement there is a wood stove, capable of heating the house. The washer, dryer and a laundry sink are also located in the basement. The basement offers significant storage space reducing the clutter throughout the rest of the house.

The aesthetic stylings throughout the house are extremely charming and possess a rustic, wild-west allure. The house has a very cabin like feel to it with its log structure and warm, wood coloration throughout. Asphalt shingles adorn the roof, which is in excellent shape.

Secondary Residence
The presence of this secondary residence is a huge bonus and permits the new owners with numerous housing options. The two residences are perfectly situated to have a young family occupy the main house, while grandma and grandpa live in the secondary residence. Additionally, the secondary residence may be rented to older/adult children, while the parents occupy the main residence. Alternatively, two young couples could live in the separate houses sharing the overall expense, as it relates to the purchase of the property. Or, the secondary residence could simply be rented out and utilized, as a source of investment income. The options are limitless.

Despite this structure not being considered the “primary” residence, no expense was spared in improving the functionality and livability of this residence. There is a spacious living room, bright open kitchen, full bathroom, beautiful bedroom and everything else required to live comfortably.

The exterior of the house is in excellent condition along with the asphalt roof.

Area Data :

Clinton is a village in British Columbia located approximately 40 km northwest of Cache Creek and 30 km south of 70 Mile House.

It is considered by some to straddle the southern edge of the Cariboo country of British Columbia, although others consider Ashcroft-Cache Creek, Lillooet, Savona, Kamloops and even Lytton and Spences Bridge to be in the Cariboo. Clinton, however, does sit immediately below the southern edge of the Cariboo Plateau. Clinton has a number of attractions including horse-back riding, big game viewing, hiking, fishing and other outdoor activities.

Every May Clinton is home to the Annual Ball where many people dress as the first settlers did. The May rodeo and dance are held on the Victoria Day weekend. This is one of British Columbia's oldest continual events having first been held in 1867 and was a highlight of the social calendar in the British Columbia Interior for many decades. The Clinton Museum, built in 1892, has a number of historical artifacts on display that date back to the gold rush and founding of the area.

Originally known as "47 Mile House" or "47 Mile", Clinton was named in 1863 upon completion of the Cariboo Wagon Road in the area for Henry Fiennes Pelham Clinton, the 5th Duke of Newcastle, who was colonial secretary in 1854 and from 1859-1864.

During the Cariboo Gold Rush, Clinton was a busy junction on the wagon road to the gold fields of Barkerville. The location of the settlement made it an ideal resting place for weary travelers and miners en route to make their fortunes.

Once “Gold Fever” subsided, the ranching industry developed, some of the original ranches such as Maiden Creek Ranch, Mound Ranch and Pollard Ranch are still operational today.

In the early 1950s forestry became the mainstay of the economy. At one time, over 20 bush mills and saw mills operated in the area. Consolidation in the 1970s led to only one operation surviving. Today this mill is known as Chasm Sawmills, a Division of West Fraser Mills. Since the mid-1970s, the population of Clinton has remained stable and has slowly increased.
