Description :

Stella Ranch is comprised of a total of 481 picturesque acres of mostly flat and cleared land with expansive mountain vistas - the Rockies to the east, Purcell Mountains to the west and even overlooking Wasa Lake from its western parts. The property is made up of 4 adjacent titles - 160, 160, 143 and 18 acres. Of this land 320 acres is pasture/potential hay land and the rest is forested. Lewis Creek runs for over 1.8 km through the two 160 acre parcels and the property has 1st water rights on the creek dating back to 1898. The rest of the property is made up of forest land in a few clusters - each title has some forest and pasture. An extensive tract of Crown land is located to the north and by travelling over just 500 metres of open Crown land you reach Wasa Lake Provincial Park or continue many kilometres further to Kootenay National Park. Additional Crown land is located to the southeast where you can go all the way to Lake Koocanusa and the US border. All this provides for world class biking, hiking and horseback riding on over 60 kilometres of marked trails right from your doorstep.

The 4 titles allow for a home and caretaker dwelling on each parcel, ideal for family estates or if one so desired to sell off 1, 2 or 3 titles and keep your favorite to yourself.

There are a number of historic structures on the land with little value other than their historical influence. The most notable an historic barn a must keep and focal point dating back to when it operated as one of the original ranches in the area.

Also on the land (the northeast 160 acre title) is a 5 bedroom farmhouse built in 1974 with 2 bathrooms and a total of 1,820 ft2 plus a single car garage. The main and upper floor (excluding basement) has 1,364 ft2 of livable space. The décor is a la 1970s/early 80s, but it is in good shape other than some sun faded wood siding and the decks need to be redone. One could use this home while building or leave it as a guest house. Caretaker/tenant currently lives in the home. The lay out of the home is below:

Main Floor (1,280 ft2)

  • Kitchen 12’ x 10’
  • Dining 12’ x 15’
  • Living room 25’ x 16’
  • Bedroom 12’6” x 13’6”
  • Bedroom 12’6” x 13’6”
  • Bathroom

DL 1266 West
160 acres (64.75 ha). This lot consists of about 2/3 of relatively level hay land. A historic log barn, a corral and a number of old out-buildings are located adjacent to the creek at the west side of this lot. Where Lewis creek leaves the property there is a waterfall which by the original settlers was used to produce electricity. The edge of this lot is suited very well for building a home with views of the Rockies to the east, and a view over Wasa Lake with the Purcell Mountains and Kimberley ski hill in the distance. On the creek 2 pump houses (50 hp and 30 hp) can provide irrigation to the land.

DL 1266 East
159.94 acres (78.89 ha). The 1.5 storey farmhouse and a 20’ x 50’ hay barn are located on this property (see details of farmhouse below). This lot is relatively level. It rises significantly toward the North boundary into the forest. In the southeast it rises on the south side of Lazy Lake Road. Slightly more than 50% of this lot is suitable hay/grazing land. To the east a higher plateau offers more grazing land in spring time.
