Description :

This large acreage (700+ acres) offers some of the most spectacular views in the entire valley. The cover photo could be the view out your back door, not only your view but your own private playground!

On the property you will find a lots of water features: private lake (approx. 850 m long and 375 m across), a creek, spring and all fronting on the Columbia River.

There are numerous building options, but the one up above on the main bench (the bench is almost 400 acres in size) is my personal favorite. All throughout the land there are roadways and trails making is very accessible for recreation. One road that goes down to the lake has hoodoo rock formations along one side and views out to the creek valley on the other. Access is directly off Highway 95 and you can get very private and well back with no highway influence whatsoever.

There are some nice open clearings ideal for agriculture - horse and cattle pasture but most is lightly treed. The land has all been fenced in the past few years and currently has cattle grazing - property has farm status.

Kindersley Creek runs through the land with approx. 40 acres of forest land on the other side of the creek valley. The creek as it approaches the river creates a wide canyon feature in the land.

There is approx. 130 acres of world-famous Columbia Wetlands within the boundaries offering up some amazing bird watching and wildlife viewing. Not far away (half a kilometre) the Nature Conservancy is in the process of securing a protected wildlife corridor connecting the wetlands to the Rocky Mountains.

This would make a trophy ranch or private estate property offering up 360 degree views of the Rockies, Purcells, and Columbia Valley.

Location : Fronts on Highway 95. 15 km north of Radium Hot Springs near Edgewater in the beautiful Columbia Valley. Approximately 3 hours to Calgary.
Improvements : Bare land.
Services : Power along highway, spring on property, Seller to provide water source (well or water licence). Contact agent for more details.
Recreation :

The climate in the Columbia Valley provides for 4 seasons of recreational activities.

For winter enthusiasts the land on the property is great for cross-country skiing or snow shoeing with lots of small ups and downs but mostly flat. Not far away you can find some great terrain via Kindersley Creek Forest Service Rd which accesses Crown land and the Rocky Mountains. In terms of downhill skiing your best option is Panorama about an hour away, or Kicking Horse also about an hour away. You also have Fairmont Hot Springs which offers great family skiing and night skiing 45 minutes south. The lake or spring would make a prime skating rink.

In the non-snow months you have a very long golf season and numerous courses, from a small executive and 9-hole course a couple kilometres away to several world class courses only 15 mins away. You also have great access to trails both on and off the property. Kindersley Creek Forest service road gets you very remote very quickly - ideal for hunting. The land is ideal for horses and trail riding. Lots of wildlife on the land. Motorsports, mountain biking, you name it, it’s all possible.

Area Data :

Edgewater
Edgewater is an unincorporated hamlet located in the Columbia Valley on the perimeter of Kootenay National Park and adjacent to the spectacular Columbia River. Originally known and founded as a farming community before the First World War. The community of 550 residents has since established itself into a forestry, agriculture and tourism area for the region. The community gets its name from being the edge of the waters of the Columbia River. There is a golf course, general store/gas station and most commercial services are only 10 kilometres south in Radium or another 5 mins to Invermere.

Columbia Valley
The Rocky Mountain Trench, known as the Columbia Valley, is surrounded by the BC Rocky Mountains on the east and the Purcell Mountains to the west. Both are impressively high and rugged ranges. The Columbia River, with its headwaters in Columbia Lake, rolls through the southern part of the valley northward for more than 200 km before bending southward and heading west to the Pacific Ocean. This broad waterway is an important stopover on the semi-annual migration route for wildlife and offers world renowned bird watching. The climate here is one of Canada’s most desirable with lots of sunshine and long summers with minimal winter precipitation low in the valley but lots of top in the mountains.
