Wadhams Outpost is on 16.43 acres with over 1,300 ft of oceanfront in world renowned Rivers Inlet. The rare low bank beachfront property sets Wadhams apart from most other deeded lands in the Central Coast. In the development of the coast, sites like this with a good water supply close to major spawning rivers were identified very early on, and canneries were built. Many were completely on pilings due to the rugged nature of the upland but Wadhams was also blessed with good flat land.


Wadhams Outpost was built in 1997 as a boutique salmon lodge accommodating 20 guests in 4 west facing cottages just steps from the beach. All the cabins have been recently painted brown to blend with the surroundings and new wood stoves installed in each unit. A new dock was built anchored into the rock to replace the old one on pilings that are no longer useable.


The lodge has operated privately for the past several years and is being sold furnished but does not include boats, motors, fishing equipment, business or guest list and there are no financial statements available.

There are very successful fishing lodges operating in Rivers Inlet, however the number of lodges has been reduced over the past few years.

Property

16.43 acres with over 1,300 ft of oceanfront facing west on the only private beach in Rivers Inlet. Wadhams was once the site of the largest salmon cannery in Rivers Inlet, Wadhams Cannery. Founded in 1897 by E.A. Wadhams it was operated by B.C. Packers Company until 1942 when a fire ceased canning operations.

The Lodge
Built in 1997, the lodge consists of four waterfront buildings and separate 6 bedroom staff accommodation building. The cottages have spacious bedrooms with private baths and comfortably appointed common areas with new wood burning stoves.


Cabin #1
The 2,800 ft2 main building has the kitchen, main dining room, lounge, gift shop area, laundry facilities and accommodates 6 guests in 3 bedrooms with private bathrooms.


Cabin #2
650 ft2 with lounge living room area, kitchen nook accommodates 4 guests in 2 bedrooms with en-suite bathrooms.


Cabin #3
1,300 ft2 accommodates 6 guests in 3 bedrooms each with en-suite bathrooms, lounge and kitchen area.


Cabin #4
1,350 ft2 accommodates 4 guests in 2 bedrooms, one is a loft, with bathrooms, lounge and kitchen area.


Crew Quarters (Managers House)
Set back from the beach this building has 6-bedrooms, dining and lounge area, with laundry and multiple bathroom facilities.


Each of the guest buildings has a deck just a step or 2 away from the beach.


Room to Expand
There is room to expand facilities to increase the number of guests, the spectrum of recreational activities and length of the operating season.

Location : Rivers Inlet is 250 miles north of (YVR) Vancouver. Wadhams Outpost is accessed by floatplane from Vancouver or Port Hardy on Vancouver Island.

All buildings have been constructed on site with the following quality materials:

  • All plywood sheeting and sub floor - NO OSB
  • Maximum insulation, including interior walls
  • 50-year steel roof; no exposed screw heads
  • Steel gutters and down spouts
  • Vinyl double paned windows

Electricity
Power is generated on site by the following equipment:


  • Main generator: 25KVA Kubota diesel generator
  • Main feed wiring to all buildings is carried via underground heavy-duty “Tec” cables with waterproof connections.

Water/Waste
Water is provided to the lodge buildings in a 3-inch Schedule 40PVC solid line. It is a gravity feed system that requires no power to operate and provides 76+ psi of pressure over a distance of approximately 1,700 feet. Each building is independently filtered to ensure water quality. Hot water is provided by independent propane hot water tanks. Each building is on an independent standard septic tank system. Some work is required to make repairs to the water system.

Recreation :

Fishing, Whale and Grizzly Watching

The main salmon runs are in July, August and September and Rivers Inlet’s geographic location makes it an ideal spot to easily explore the entire Central Coast encompassing Hakai Pass, Milbanke Sound, Burke Channel and the beginning of the Inside Passageway to Alaska.

Rivers Inlet
This 28-mile-long inlet is fed by numerous rivers, streams and tributaries where all five species of salmon return annually to spawn. It is known internationally for the majesty of its scenery, unspoiled wilderness and for the legendary trophy Chinook and northern coho salmon which draw anglers from around the world.


Salmon are not the only attraction in Rivers Inlet guests come to fish for halibut and lingcod and to see the whales, grizzly bears and eagles and just to be a part of this amazing place.


Great Bear Rainforest
The Great Bear Rainforest is a global treasure that covers over 15 million acres of British Columbia’s north and central coast - equivalent in size to Ireland. The new IMAX movie is rapidly increasing awareness and tourism is on the rise.


Salmon are a vital key to the Great Bear Rainforest ecosystem where more than 2,500 runs of salmon occur each year. Guests come to see salmon, bears, whales, porpoises, seals, sea lions, eagles, cranes, trees and plants.

History :

Salmon have been the premier source of food on the coast of British Columbia for a very long time and salmon canneries played a huge roll in the early development of the BC coast. It is worth spending time researching BC Archives to learn the history of the salmon fishery and its canneries to understand the evolution of our fabulous coast.


Wadhams Cannery played a major role being described in one report as the best cannery in British Columbia, the one nearest the mouth of the inlet with plenty of water, a good beach and excellent accommodation for boats and labourers. The canneries are now gone and only a precious few have been restored and some of the best properties are now being used as sport fishing lodges.
